G’day. Charles Touma here and today I’m at the site of the future Waterloo station. Now the station itself is powering ahead, though the residential and commercial components of this project are still being opposed. John Holland have been contracted to design and build Waterloo station, and it’s due to be completed in 2024. During the first half of 2021 the station’s internal perimeter walls will be constructed 10 metres high within the excavated station area. Later these walls are going to be extended to 25 metres high, which will reach the ground level. This colossal construction site is going to change several traffic flows in the area. At various stages, there’s gonna be partial and full road closures along Cope Street as well as reduced parking on Cope, Wellington and Raglan. The Waterloo Metro Quarter will be residential and commercial-mix built.
But above the station, developers Mirvac and John Holland plan to create four separate buildings. The first one 25 stories, the next one being 24 then 17 stories, and the final building to be 9 stories high. The 25 storey building will be student accommodation, operated by Iglu, specialists in the student accommodation field. This will include 474 rooms both single and twin share with communal facilities. The 24 storey tower, is going to include 150 apartments of which 24 are going to be affordable housing. The 17 storey block will be offices and retail, and the 9 storey building will include social housing units. The plans are yet to be passed by government. Now I’ve been selling in the Surry Hills and Redfern area for over 20 years and I’ve sold many properties in the surrounding area of the Waterloo station. Some of my most recent sales have been 209 Cleveland Street in Redfern, a big terrace opposite Prince Alfred Park which sold for $2.24 million in January. We also sold 273 Chalmers Street right opposite Redfern Oval.
That was a beautifully renovated three-bedroom house. And that one sold for $1,875,000. And last of all, we just sold 60 Boronia Street backing onto the Surry Hills Shopping Village another project which has been undertaken in the Redfern area and that property sold to a Palm Beach investor for $1,350,000. The Waterloo station project is one of several major infrastructure projects in the area that are going to continue the evolution of the Surry Hills/Redfern/Waterloo area moving forward.
